Sun City Grand home sales began to plummet in mid-2005. Demand again dropped dramatically in the third and forth quarters of 2006 and once more in the third quarter of 2008. Sun City Grand sales did not plateau until the forth quarter of 2009. The demand further increased in the first and second quarter of 2010, being the best selling periods in 2010. This was probably due to the influx of winter visitors and winter resident transactions. Another factor would be due to the home buyer tax credit incentive program that sellers and buyers experienced due to a domino effect. 416 Sun City Grand properties sold in 2010, an increase of 38 sales from 2009.
Sun City Grand housing prices have been experiencing a small and stable increase that began in the fourth quarter of 2009 and continued in 2010.
In 2009, the average days on the market was 138 days. In 2010 Sun City Grand homes on average days on the market was 119 days. In the forth quarter of 2010, the average days on the market in Sun City Grand was 89 days. This is the least number of days on the market since the second quarter in 2006.
The days on the market and number of homes sold would be expected to be strongly inversely correlated. (-.3169)
