January 2011 Market Update for Ponderosa and Country Fair Pleasanton

Demand was strong in the neighborhoods of Ponderosa and Country Fair in Pleasanton during the previous 6 months. There were a total of 11 closed sales during the second part of 2010, which is close to the 13 sales during the prior 6 month period. There are also 2 pending sales and 2 active listings. The homes in this area sell rather fast, with all but one closed sales staying on the market for an average of 33 days. Most months had a fairly equal share of sales, with 2-3 sales per month during the second half of the year. It was only in October that were no sales.

 

The 2 pending sales have an average selling price of $739,950, which is $306 per square foot. There is one short sale - the home on Camino Segura - which has been listed for only 7 days. The other pending sale, the Corte Monterey home, has been on the market for 195 days.

 

The eleven closed sales were sold at a median price of $836,636 or 99% of the original asking price. That computes to $332 per square foot. These homes stayed on the market for an average of 21 days. Aside from the home on 7126 Corte Balbo which is a short sale, none of the other closed sales were distressed.

 

The beautiful floor plans and abundant parks along with the central location and easy commute access make the neighborhoods of Ponderosa and Country Fair very much in demand for homebuyers.
