Many potential buyers lately seem to be looking for a one story home in the Raleigh Cary Apex area of North Carolinaand are suprised at the lack of ranch homes, especially newer ranch homes.
I explain to them that it's because of the extra expense a builder incurs in building a house with the extra roof line, extra plumbing, extra foundation, etc. Not to mention that a 1200 sf ranch home uses just as much land and a 2400 sf 2 story, which will bring the builder a lot more money. And a 1200 square foot house is generally too small for today's families.
This doesn't mean there aren't any available. Ranch homes will just cost more per square foot than a 2 story, and if you want a ranch home in the middle of Cary, it will probably be an older home.
