If you are not willing in today's marekt to assist your seller in making their home look it's best for showing, if you are not willing or able to speak frankly with your client about the condition of their home then you should decline the listing as it is not wise to spend advertisement money on a home that is not ready to show.

Here are some ideas you can throw out to your clients and things you can do to help your absent sellers. We are here to share ideas and help each other out.

The most important staging you can do is NOT inside the home and it has nothing to do with the arrangment of sofas in a small room.

Staging the front yard is the most important step and is the best advertisement you can invest in. It shows the potential buyer things about your seller and their maintenance and care of the home better than any carefully arranged sofa that those buyers will NEVER see until they decide to call and make an appointment to see this home inside because they fell in love with the outside..

Trim, feed, and weed the shrubs and lawn regularly. Make sure the garage door is straight, clean and DOWN all the time. Arrange garbage cans out of sight.

Barbara ~ I totally agree with you that "curb appeal" is a huge part in presenting a home for sale.  The first feel a potential buyer has is when they drive up to the house.  That one moment can put an image in their minds that can stick with them no matter what the interior holds.  However, once they have the desire to enter the home, home staging really helps create the emotional attachment needed to let the potetial buyer feel "this could be MY home".
