Arizona Property Tax appeals - do you have any rights to challenge your tax assessment?

NEW PROPERTY TAXES? – YOU MAY QUALIFY FOR AN EXEMPTION?

Every year between January 1st and March 30th the County Assessor mails out notices of value to each property owner. These notices provide property owners with important information regarding the amount of property taxes they will be required to pay for that year. Like most taxes, property owners are expected to pay these taxes. However, some property owners qualify for exemptions. That’s right, some homeowners do not have to pay property taxes or get discounted tax rates.  

HOW DO YOU QUALIFY FOR PROPERTY TAX EXEMPTION?  -  According to the Maricopa County Assessor’s Office

·       You must be a resident of Arizona.

·       Total Assessed Valuation in Arizona for 2011 cannot exceed $23,705. (This property assessment usually equates to a $237,050 home value).

·       Household income limit from all sources for widows, widowers and disabled persons with no children under age 18, excluding social security, cannot exceed $29,071 in 2011.

·       If children under 18 years of age reside in the household, income cannot exceed $34,884 in 2011.

·       Disability must be total and permanent and certified by an Arizona licensed physician on Arizona Department of Revenue form: DOR 82514B.

WHAT ARE THE BENEFITS IF I AM QUALIFIED FOR AN EXEMPTION?

 The Assessed Value of the property is reduced by no more than $3,488 for the 2011 tax year with a corresponding reduction in taxes.

If you don’t qualify for an exemption you still have the right to appeal the property tax based on an incorrect assessed value or a misclassification.
