As a virtual assistant one of the common tasks we have is combining the art of CMA's and marketing into one nice neat little package. I often wonder if this time consuming task pays off, and if the consumer is really able to take the CMA, and process the information, or if perhaps sometimes graphs, charts, etc, get a little bit lost on the consumer..?

Perhaps you can shed some light on this with your experience...?

 One of the tools I am considering is AgentAVM which uses the process of CMA's and the Automated Valuation Model, and creates in record time a nice, customized report for the consumer. The largest benefit is the speed at which it can be created, but can something like this be more helpful for an agent? Can it replace the CMA altogether?

Your thoughts..?

The consumer may always be impressed with your presentation, but you achieve prominence when you baffle them with your bul****.

Incorporating electronic means for the production of your presentation looks more professional. However, the customer wants his house compared with every house in his neighborhood that has been sold in the past year and those presently on the market that he is aware of.

If you are not the one that produces that information, you may find someother agents sign in the yard. I have found that the CMA programs out there or available on your MLS, can not produce an accurate comparison of your subject property. This has to be supplemented with, I call grunt work, known differences in physical characteristics. That information is only acquired with a history of property inspections.

For the new agent this is tough, but they get better over time.

I wonder how good the comperable would be. Someone needs to test it. I can tell you that Zillow,com  has an automated modle that is wrong more then it is right.

Hey Laura,

   Thanks for the add! I love Toolkit CMA. Of course, you research homes and then it ties into your MLS and you pull the data and photos roght from the system. Have you used it before? It's through Realty Tools.

No, but I was just on REVA Network and pulled the posts regarding CMA's and was just looking at it. It looks pretty cool. Did you look at the above link? I'd love to get your thoughts on it..?

I took a quick look at the AVM site. The 'Webographer' info was interesting. The AVM report looks very well put together, but still needs an experienced agent to present it correctly. Technology can't convey the subtle differences between what seem to be very similar properties, can't tell you about the development in the area, and can't convey how that particular neighborhood compares to others. For that info, only a human will do.
