The average sales prices of the homes sold in December 2010 was $145,850 with an average 130 days on the market versus $203,671 for those sold in December 2009 with an average 62 days on the market..

For the period of January-December 2009 there were 354 homes sold with an average list price of $209,669, an average sales price of $199,055 and a median sales price of $171,000.

For the period of January-December 2010 there were 328 homes sold with an average list price of $219,572, an average sales price of $207,805 and a median sales price of $165,000.

The average sale price to list price ratio for January-December 2009 was 93.79% and for January-December 2010 was 93.97%.

The average days on market for January-December 2009 was 84 days and for January-December 2010 it was 87 days.

In reviewing this comparison of year to year market data for New Haven CT there has been a considerable decrease in the number of homes sold however the average sales price is moving up slightly. Short sales, foreclosure and bank owned sales still continue to be a contributing factor in the overall average sales price.  The average days on market for homes sold this year has seen a slight increase from the previous year.

Donna - as always you have provided some useful information for buyers and a helpful analysis of what appears to be happening. We have seen some similar trends, with prices moving up but volume, in some areas, down.

Jeff - It varies here from town to town but in a few areas while we to have seen a decrease in sales but a slight upward trend in pricing.
