I met both sets of buyers the same week.  They were interested in my listing of 5 acres in the country and wanted to live on a farm.  However, they as individuals had nothing in common. One was a father of 5, former pro ball player and was presently self employed.  The other, owner of 5+ rental homes wanted a place to relax and store equipment for her next business venture. 

 Neither bought the home on 5 acres.  They liked me well enough that they used my services to acquire their next property.  I took father of 5 on about 56 showings over the course of the next 15 months.  Yes, 15 months.  We had one contract written within 2 months but it fell through and he was determined to make the best deal possible so we forged on.  He finally found the brand new  home of his dreams.  5 bdrms, 3 baths, bonus room, 3004 lsf for 241,000.00.  The same home cost about 329,000.00 when we first started our search.  Owner of 5+ wrote 7 contracts within the 15 months.  Some were accepted and they failed inspections and others were rejected because she was determined to get the best value for her buck and the sellers hadn't come to terms with the downward market.  Today 3 of those homes are still on the market and have been drastically reduced.  Too bad for them because while I was negotiating prices as her Realtor, she found a dream buy from a FSBO.  Sounds bad for me after all those hours and hard work, but it actually wasn't. She referred two buyers to me, one of which I closed and just called to let me know she's found a home to purchase and needs it by this month 

So my point is, these two buyers seemed so time consuming and the situation seemed hopeless but at the end I've made some long term customers and had enjoyed the satisfaction of knowing they got the best deal. I've also done  a foreclosure and first time homebuyers who used city subsidy for their down payment. Those were really a test of patience and skill.  I've reached out of my niche and am hustling to get whatever business is to be gotten.  This was only possible because the market has slowed down so much that I was able to take the time and get the job done in between other deals.  I hope to be able to do the same when the market picks up.  As a Realtor who joined when the market was in full swing, these last 18 months have been my real training.  I love this job!
