Our First Bank of America Condo Short Sale ~ Help From the Bank GODS, PLEASE???

OUR FIRST BANK OF AMERICA CONDO SHORT SALE ~ HELP FROM THE BANK GODS??

Condos are a dime a dozen in Myrtle Beach, with multiple variations on the "stipulation of sale".

"Potential short sale" is the stipulation for the condo our client chose to make an offer on. Just to clarify for the record, no where in any documents does it say, "Bank owned, short sale or foreclosure". The offer was written, the listing agent presented it to her seller, who accepted it, and we received an email stating the contract was ratified by the seller.

Now the fun begins, we advise our client the contract has been ratified by the seller, and remind her this is only the first step of many to be taken. The contract has to be submitted to the bank now to be accepted and who knows how long that will take. The date for seller ratification was January 11th.

Fast forward to January 18th ~ "Do you think we will hear from the bank about my offer" our client asks. So the process begins, the wait, we touch base with the listing agent to acknowledge the process is moving along.

"The Equator system has the file started, the seller has provided the necessary documents, your buyer has provided her necessary information, now we wait for management to approve?? and order a BPO of the condo".

What is the "Equator System" that Bank of America uses and how do they "speed up" the process?? This is Our First BANK OF AMERICA Condo Short Sale ~ HELP FROM THE BANK GODS, PLEASE??

Fast Forward to January 24th ~ Message from B of A ~ Thank you for completing the assigned agent tasks for the  *!*! property. We are in the process of obtaining an updated valuation of this property.

BPO needs to be scheduled, completed, with results uploaded to the system, then the short sale agent will receive the next status notification.

What next? When does Bank of America accept our clients offer? What will be the determining factor for acceptance?   HELP FROM THE BANK GODS, PLEASE???

Frank and Karen - I have done a few BofA short sales and most have been pretty smooth.  The one I am currently working on it took about 2 weeks to order the BPO, then about another 2 weeks for BofA to come back with a counter offer.  Once the counter offer is agreed to (you can counter the counter if your buyer wants to) it is then sent to the investors.  This usually takes another couple of weeks.  There is no gaurantee that the investors will accept the counter from BofA but in my experience as the listing agent they have every time.  Hopefully the listing agent is experienced with BofA and with short sales.  Good luck.
