PICTURES AREN"T IMPORTANT AND WON'T HELP YOU SELL YOUR HOUSE.

Really? They are very important and it is the first glimpse of your house you give people.

Here are some example shots I have seen FSBO's use.

The pictures above are ones I have taken to prove a point....the house used is beautiful and these images are used to protect the uninformed. There were plenty to use on craigslist and many other websites, but I want to help FSBO understand the kinds of pictures they should take. My purpose is not to make anyone feel bad. That being said.......these are not the kinds of pictures that promote your house.

Picture #1-----The hallway shot. Look at what a great hallway I have. You can stand there for hours and never get bored.

Picture #2---The empty room shot. Look at how spacious it is. Is it an office...a bedroom....I don't know! This is why stagers are soooo important and can help give direction to a buyer who only see's an empty room. :)

Picture #3---Thats a doorway. Ok.....

Picture #4. Thats my porch....well.....part of it.

People want to see the whole room! The whole porch and not an empty room. Your supposed to show people why they would WANT to live in your house. You are showcasing the best parts of your house. When you "throw up" pictures you aren't doing it justice. None of the pictures above show me what a wonderful home that is. These do.

Hmmmm....which group of picture's are more appealing? In my opinion, its the second group. Why, you ask?

Because I can see the home is beautiful and well built on the outisde. The kitchen has a bar and beautiful hardwood floors appear to be throughout the house. The cabinets are gorgeous. And look at that fireplace! I could take long baths in that tub. Do you see the comparison? The differences? The second group of pictures make the home inviting. It shows the character of the home.

Try taking long shots of a room. You want to get as much of the room in the picture as possible. Also make sure the room is well lit so the picture isn't dark. People shouldn't have to squint when they look at pictures or play--try to guess what room this is----make it easy on buyer's to fall in love with your home.

Our MLS ( and many others , I suspect ) allows the option not to view listings which do not include pics.

Great insight and ammunition to talk to FSBOs.  Thanks for taking the time to articulate what we should all know.  Now we have to take it out there and convert the FSBOs to clients.  Looking forward to your next installment.

Hi Beau. Thanks! I actually do very well with FSBO, but I understand a lot of them think they can do it themselves. They can give that a shot, but ultimately I think the majority realize they need an agent. Theres more to it then taking a few pictures and sticking a sign in the yard. :)

Pamela,

You can tell that FSBOs generally lack in training on how to showcase their homes. It often goes beyond the pictures they present with their Internet listings. There are exceptions, of course, people who have a knack for marketing and do fairly well at that. Good FSBO primer.

Hi Esko. Thanks! There are usually many problems with FSBO listings...price being number 1. But thats because they think you can just ask for what you want...they don't understand the market determines price.
