I wanted to share a quick story with you.  A life story of heartbreak, determination, patience and reward. 

Early last year one of my first time home-buyers got into contract on a bank owned home.  After a week or so into our inspection period the appraisal came in thousands below what we had offered. Hmmm.....what's abnormal about that? Not much in today's market, I know. We spent the next week or so fighting with the bank to accept the appraised value so that we could move forward and close. The argument was to no avail, we were forced to cancel the contract.  My buyers were a little on the distraught side to say the least. Their picture of home-ownership had vanished before their eyes!  I had to remain calm and remind them that I am a firm believer that whatever is meant to happen will happen!  I tell all my buyers the first day I meet with them that whatever home is meant to be theirs will be! That door closed to us for a reason!  Needless to say, the bank finally closed on that home about 8 months later for about $30,000 less than we had offered! Their loss!

About 4 weeks after that transaction fell apart I received a phone call from an agent about an offer that we had put on another home prior to that last one. It was a short sale and the buyer that had their offer accepted over ours had just walked from the deal. The agent wanted to know if we wanted to move into first position and wait for the bank approval.  Of course my clients did!  That was a much better house than the one they had just lost! Actually there was no comparison! 

Wait is what we did.  It has been 7 months since that phone call and we are scheduled to close this Friday! My buyers couldn't be happier.  

The lesson to be learned in all this...there is always "bigger" picture.  We don't always see the picture for one reason or another. We just have to believe that all things work out for the good.

Like the old saying goes... Que Sera, Sera! What will be will be!
