During several home inspections in 2010, there was some type of discussion about repairs and lead paint between the home inspector and buyer client.  On several occasions the seller's agent would interrupt and state the lead paint status of the house is unknown.

While it maybe true that the seller and seller's agent are not aware of any lead paint, it may not be true that the lead paint status of the home is unknown.

Lead Safe Homes Search

Take the time to visit the Lead Safe Home Search website and search for the address of your listing.  Make sure your lead paint listing status is consistent with the information on the Lead Safe Home Search website.

Unfortunately the seller's agent had already made the statement of an unknown status of lead paint and then confronted with the lead paint status data from the Lead Safe Home Search. 

For 2011, make sure to check the Lead Safe Homes Search website before disclosing the lead paint status.

Hi Jim, I really don't like the "to the best of my knowledge" statement. They could be trying to pull the wool over the eyes of the buyer by a simple form that gives them a way out. Good post and link.

Clint - I agree with you.  Too many horror stories out there that brings suspision into the foreground.
