Yes it is that simple! Do you purchase fixer properties, fix them up, and put them on the market for a profit?
Have you ever had to discount the price of the home from what you originally estimated you could sell it for
before the fix up?

What if I was to show you a way that you can find homes to fix up, make thousands, and never have to worry
about finding an end buyer prior to buying the fix up property? Here is how my program works.

I have many buyers who can't afford a home today, or don't have the credit to purchase a home. But, they would
love to do a lease option and want to pick the home of their dreams. So, what I do is find fixer properties that
they would like if they were fixed up and you as an investor sign a contract with my buyer to sell the home to
them on a lease option on a two year contract for a certain price. Then you purchase the property with their down
payment, fix up the property, and lease it back to them for two years. At the end of the two years they buy the
home at the agreed to price and you do a 1031 exchange and buy another one for someone else.

Why didn't you post this on creative financing.  Great concept - narrow niche, but I bet it works!!

I don't think it's as narrow of a niche as it used to be, considering that 15% - 20% of buyers that were in the market 8 months ago do not qualify for lender financing anymore.
