Yes, I remember them, both very nice. The last four homes that sold sold here in Walden went for $720K, $725K, $750K, and I believe $754K. All were distressed sales. If I had the money, I would hold out for $750,000. I feel it's worth that and more, but I am in a financial emergency and need to sell ASAP. Fortunately for me, I have equity in the home so I can afford cut my losses to get out quickly. I shared with your Mother and Sister about the situation with my wife. If they did not tell you, feel free to email me directily and I will explain. I feel it has to be disclosed up front. It's not the kind of thing that would keep me from purchasing a home, but it does bother some people.
I doubt that you'll find a nicer home for the money in this area. Then as a big plus, there is no Mello Roos Tax here. The builder paid off the assessment when the homes were new. This tract and one other are the only neighborhoods here that I am aware of, built since 1986, that don't have a Mello Roos tax (actually a special assessment).
As much as I would like to hold the house for you, I can't. I am marketing it like crazy and holding it open 8 hours each day of every weekend until it sells. I've already gotten 2 offers, but neither worked out.
So, thank you very much for the interest, and if you are trully interested, you shouldn't wait. Homes in Walden rarely go on the market (mine is the only one currently listed) and the selling season has just begun. Foot traffic at open houses has really picked up.
If you're concerned about the future of home prices, I don't think you should be. Two recent articles in the Orange County Register (typically Bearish on the Real Estate market), were very postive. One predicted that home prices will rise 23% over the next five years. The other (April 13th.) stated that Orange County's median home price rose 4.9% since the beginning of this year! The biggest start of the year jump since 2004.
Anyway, it's a beautiful home and it could be yours at an incredible price.
