DC area home sales were up 3.5% over last Novermber - year over year, according to S&P/Case Schiller, which measures resales of single family homes on a three month rolling average. So Novermber's figures include September and October.
Delta Assocaites found a 7.5% increase, since they measure all MLS sales by month, which indicates a large increase for November.
Nationally, DC, San Diego, Los Angeles, San Francisco, all had increases in home sale prices, while most of the rest of the nation has decreases in pricing.
Portland, OR, Detroit, Chicago, Atlanta, all had year over year decreases of 7%, or more.
Locally, DCs adjacent "core" jurisdictions, Arlington, and Alexandria, had increases of 4.4% and 6%, respectively.
The outer suburbs of: Montgomery and Fairfax Counties both exceded 8% in home sale average prices, whild Prince George's dropped 7.8%, Prince William's rose 9.2%, and Frederick's rose 4.5%, and Loudoun's rose 3.4%.
Foreclosures still loom mightly over the housing market, many folks worring that prices will drop further, and short sales seem to be making a strong showing, although that activity is intermittent, and subject to individual bank /investor whim.
Jobs is another big concern. DC being the seat of the Federal Government is experiencing job growth, but that may come into doubt with efforts to curb governmant spending.
