Sellers- Staying in the home during a showing is like tagging along on your daughters first date! Do not do it! Talk about a buzz kill! When your home is listed and you have the urge to stay in the house because you can explain everything better than your agent please think again. Having the seller at home is much like tagging along on your daughters first date, the buyer (medical student/boyfriend to be) is very intimidated by you being there, telling all of the great assets your home (daughter) has and not getting a chance to discover them on their own, possibly skipping over the very reasons that they are viewing your home (asking out your daughter) in the first place.

Please leave the home, let them discover each other, this is sometimes a very difficult thing for a homeowner (parent) to do, but it is absolutely imperative for them to form their own non-biased opinions, if you have a nice home with all of the features they are looking for they will discover them in the order they need to discover them to take the relationship to the next level! Also if you are a work at home person, please take heed, make your home available for as long as the buyers need to fall in love.

Regarding showings, previews etc, any opportunity for someone to get a look at your home ( you may want to be a little more particular about your daughter in this case) the better the chances are that you will find the right person. If an agent just wants to preview, let them, you never know who they may come across that might fit perfectly into your home, even if they are planning on listing the neighbors house, the more they know about yours, the easier it will be to sell it fo.

Buyers never stay long and are unable to get a warm fuzzy feeling when owner is home.  PLUS, the buyer may be in love and the seller could say something that would change that!
