Learning the Tricks of the Trade vs. Learning the Trade.

Skateboarding has its own tricks of the trade.I'm a thinker... always pondering something.  When I hear or read something, I'm always trying to relate it to being a real estate broker.

This morning, I ran across a term that we've all heard and used forever... Tricks of the Trade.  The context was not real estate related but it got me to thinking, as usual.

The  tricks of the real estate trade... simplistic things that help real estate agents solve problems.  Procedures that make us appear more knowledgeable about real estate than those that are not working in the industry?

There are many things available to agents to simplify their work such as "fill-in-the-blanks" contracts.  That's a "trick of the trade"  but understanding that contract and being able to answer questions about it, explain what those terms and the paragraphs they are contained within mean..  that's knowing your trade.

Sending a client to a mortgage broker to get pre-qualed is a good "trick of the trade".  Sitting down with that client, looking at their debt to income ratio and being able to explain to them how this may affect their borrowing power, that's knowing your trade.

Pulling comps and telling a client what different homes sold for is good.. I've heard of agents that just average the price per sq ft on comps and then use that as a suggested market price for a property.. I consider that a little less than adequate trick of the trade.. BUT knowing why certain homes sold for more or less than others and how that could potentially affect the market value or appraisal of a client's home, using that information to complete a good CMA,  that's knowing your trade.

QR Code for this blog postWe all like to  use good simple things that make our job easier "The Tricks of the Trade".  BUT I want to also understand and be able to do a good job without those things and understand what's behind those Tricks.. Real Knowledge of the Trade. In fact, I have listened to agents complain about the cost of continuing ed and in the same breath almost brag about some "tricks of the trade" package that they got for a bargain..costed more than their continuing ed class that they had just complained about...

?

Then there are tools of the trade that all of us use and would probably have trouble functioning without.  Don't think we can classify those as tricks of the trade.  They have become almost absolutely necessary:  cell phones, computers, the internet...

Education... There's always a place in our profession to keep learning, understanding, gaining knowledge, depth in our experience that does only come with putting the knowledge to use over time...learning the trade.

Got any "tricks of the trade" that you like to use to make your job easier...and what would you recommend an agent have knowledge of to help them understand why that trick works?

Great post - as usual Judi.  It can be so easy to just fill in those blanks!  I am reminded of my former life in the restaurant business observing and evaluating members of our service staff.  It was so easy to segregate them into "order-takers" and the very much smaller group who really knew our menus and wine lists and could sell them with passion for the product.  Needless to say our guests could observe the difference as well - and guess which group had the most repeat clientele - and guess which group had the highest turnover rate!

As to "tricks" my sons and I do use what we call a "Core Systems Check List".  It's simple and basic, covering the elements of the home the seller really should bring "up to snuff" if they hope to realize the best possible price.  I usually will email it to a prospective client in advance of our appointment so they have some time to consider it.

Judi,

I think one trick of the trade which is very hard to master is to continually throw away unnecessary tasks about real estate for more personal connection... g

Judi - for folks in this profession for the long run ... tricks are just that ... knowledge is what will help them endure.  As for the flash-in-the-pan ... all the tricks in the world won't have them survive ...

Your post is a friendly reminder to me, the hate to re-read the same old boilerplate each time.  Each time, it can not pertain in some way.

Great post Judy... there is a huge difference between "tricks of the trade" and knowing you trade!  Knowing both comes from experience and time in the trenches!  Kathy

Judi,

I love the always thinking part about you:-)

Best tricks of the trade for getting filling a lease property, it's better to have NO tenant than a bad tenant!!!  I am always amazed when folks don't realize a bad tenant will cost you a ton in $$, not to mention the mental gyrations.

All the best, Michelle

Judi this is a magnificent post.  I enjoyed it thoroughly and am glad to see you were featured!

I use an excel spreadsheet for estimated settlement cost for buyers that quickly computes all their costs on a purchase.  By filling in just five fields it will populate all costs for the purchase and give the results for a VA, FHA or Conventional purchase.  It even gives three side by side comparisons of three different purchase prices.  The program works on my computer as well as my iPhone.  It prints in a nice format (it prints from my computer and iPhone as well) with a signature line for the buyer to sign for my files.  That's the "trick", the trade is knowing how to explain the costs to the buyer in a cogent and concise manner.

Hey Judi, Very nice analogy, I've never thought of it that way. I've learned a few things here and there and now it's hard to realize that I'm an old dog... I'm not too old to learn some new tricks of the trade though. I did scan your bar code in on my phone, very cool! Thanks again for your good blogs.

Judi, ditto for Jon pointing me your way - maybe your tips of the trade are part of the reason why 80% of agents leave the business within the first five years? People think our business is easy and simple - it is neither.
