A friend of mine in Boulder recently commented in his newsletter about sellers getting their house on the market in the January and February time frame instead of waiting for the spring.  This seems like a good idea for sellers because you might be the only house on the market in your neighborhood and you can find a buyer that really wants to be there.  If you are listing your home and competing with a lot of other homes like you would in the spring and summer, buyers might have more bargaining power.  I think its always good to have your home on the market in the late fall and winter months.  Yes, there may be fewer buyers out looking, but those that are seem to be serious about getting a deal done and getting settled before the holidays or summer months!

Recently, we've put 3 new listings on the market in Centennial, CO in The Knolls.  Over this last weekend we were busy doing open houses.  There was a lot of traffic.  Of course we had the neighbors but there were a lot of people also looking to move from other neighborhoods and agents showing homes to their clients.  Onward and upward in 2011!

People forget that lots of schools are on 12 month calendars so "waiting until school is out" takes on a whole ne meaning.    List now.  Corporations have new budgets and they are moving their people, don't wait...getter done.

Mistakes seller make is assumption homes do not sell in the winter because they would not want to buy when snow on the ground. Or that if you list, it is written somewhere in stone you have to move in a set number of days. Get it on the market back before snow, with snowless images for those scared of winter. Then have clause possession May 31st or whatever. But when you want to sell, know you are going to, get it on the market and keep it there. Less homes in winter means higher exposure in the rotation buyers study. You may see the buyer in spring but the seed got planted with videos on the place now and all the prep work. Not on line, not in their head is the thinking for consideration.

I agree with your getting them on early.  I call it preswimsuit season of real estate.  The cute swimsuits come out in February and they sell out quick, followed by the sea of suits that seem to get picked over, left behind and placed on the sale rack.  List early to beat the rush....but be ready with your home.  Make it the "one to have".

It's the pre-season for real estate.  The big game is right around the corner and when opening day comes there won't be the same opportunities for either buyers or sellers.  Now is the time to make a great deal.
