It seems as of recent that many sellers in this market are getting frustrated due to the slowing real estate marketplace. Even though the agents are going through all the right marketing procedures, they can not fabricate buyers who are not there. So the seller takes on a “new broom sweeps clean” approach, lowering the price and even increasing the selling side commission, as well. All is a step in the right direction except when a complete new agent is brought in to list the property along with these attractive new incentives! If only the seller  gave the existing agent a brief window of time with these new perks, I believe alot of hard work and good will would be rewarded.

Mark, this is why I know longer take overpriced listings.  I would rather be that 3rd agent rather than go through the grief.  Although I know in this market sometimes even pricing it right doesn't necessarily always work.  It is so ANNOYING when they end up selling at the price we told them to list it at with another agent!!

I agree about not taking overpriced listings, we aren't doing the seller or potential buyers any favors by listing at unattainable prices.

I agree with that you have to get the price right, In the past you could over price it.  Not anymore.  It is also about managing expectations.  You really have to educate the clients.  Great price, nice commission and still you will be on the market a long time.  If you communicate well and manage their expectations, you will not disappoint them.
