If you're considering buying a condo or co-op anytime in the near future, I think you'll find the condo/co-op sold statistics for Long Island's north shore of Nassau County helpful in both your search for that condo, or your decision making about how to price your unit to insure a sale.
Condo living is a wonderful alternative for many people who prefer not to deal with all the issues that arise from single family homeownership. Here on Long Island, a major factor for many people in choosing not to buy a single family residence is that condo or co-op fees include snow removal, outside maintenance and trash removal, in addition to the many other benefits of condo living. Many of the open and gated communities on Long Island's north and south shores have a number of amenities, offering more of a lifestyle than simply owning a property. Some of the developments offer tennis, swimming, fitness centers, a clubhouse with scheduled activities and so much more.
For those who travel, occasionally or often, there is the comfort in knowing you can leave your home without a care and just take care of the business at hand.
There are many and varied options for condo/co-op or homeowners' associations at very different price points. Below you'll find a chart that shows you all the sales through the Multiple Listing Service on Long Island's north shore from January 1, 2010 through December 31, 2010. The first chart breaks the sales down by town and type of unit or by zip code.
The second chart breaks down the sales by price, giving you the lowest, highest and mean (average). It tells you how long properties took to sell and gives you some indication of taxes. If you want a more detailed information about a specific town or development, or if you're thinking of selling your Long Island home or condo/co-op, just contact Geri Sonkin by phone, text or email.
The following map will display condos and co-ops currently on the market in the towns of Bethpage, Glen Cove, Glen Head, Great Neck, Jericho, Manhasset, North Hills, Oyster Bay, Plainview, Port Washington, Roslyn, Roslyn heights, Syosset, Westbury, and Woodbury, all on the north shore of Long Island's Nassau County. The map is interactive. You can search by price, number of bedrooms, or baths. The top 50 properties will populate the map, but clicking on view all, or any of the above will take you to a page where you can access them all.
