One of the most often cited reasons for foreclosure is that the homeowner never contacted the lender or anyone to work on the problem.  There are many psychological explanations for this behavior and all very understandable, however if you find yourself in this position ( which many, many people do these days), I urge you to address the issues.

There are 3 important things that every homeowner can easily do in order to avoid foreclosure

1.  Don't dismiss the problem.  You know your situation, you know if you don't have enough money this month or next month, and you know you won't be able to make the payment.  The best thing for you to do is to address the problem.  Get a plan.  Ask yourself ," What am I going to do?  What can I do?"

2.  Talk to your lender.  It's basically the same situation as a renter who can't make the rent and doesn't tell the landlord.  When the landlord calls on the 5th of the month and learns you can't pay , he is really upset and I guarantee, that the first think he will say is , "Why didn't you tell me earlier?
I know why you didn't say anything - you were afraid and you were embarrassed.  However, by not calling and by not addressing the problem you have now made it worse.  Pick up the phone and call the lender and work out a plan.  If the lender can't help you, call a realtor who will find someone to help you

3. Open the mail you get from your lender and respond.  It's that simple.  Just Do It.  I know you don't want to do it, I know you may be tempted to say, I'll do that later, but please do it right away.
