Since there were no active listings during the month of November in Kingsbrooke townhouses, having once on the market for December is a good thing. It's list price makes up our high, low and average price this report. As always, list prices are suggestions. For best indicators of market value, always look to SOLD prices.

Last month 6 listing were under contract. December saw only three under contract. However, we are still seeing Short Sales dominate the Kingsbrooke townhouse market. The high list price at time of contract is the same; as is the high marketing time when compared to November. The low list price is $900 higher this report; low marketing time the same. Average list price at time of contract has increased $15,000 since November and the average marketing time decreased 4 days.

We see the double the number of Kingsbrooke townhouses sold this month compared to November. Since there was only one sale in November, we'll simple compared averages. The average sold price this month is $23,000 lower than it was in November. Average marketing time, however, has decreased by 4 days.
