On listings I do this to. I think power points are fine but asking questions and answering them and telling them honest facts is the way to go.
Colin, I often pull out a yellow legal pad and refer to it as mt personal organizer. People relate to regular folks, not dazzle and glitz.
Using technology to help sell real estate has its place, but essentially the business is a highly personal one. Buyers and sellers want agents they can bond with and who really listen to what their needs are. PowerPoint presentations and flipcharts get in the way of that personal touch. You're establishing a "partnership" with them to buy or sell a house and earning their trust is critical.
Sounds like I am not alone in thinking this is a people business. Rick, I agree about technology having it's place, and use it continuously in my business. When I sit down at the kitchen table, however, I put on my bartender face and listen to what my clients have to say. I don't always walk away with the listing, but it is rare that I don't.
