How to Look at Your Home Through Buyers' Eyes

It's quite common for home sellers to find it difficult to look at their home - REALLY look at their home - the way a buyer would. We call this looking at your home through "Buyers' Eyes" and it's an important part of preparing your house for sale. Why? Because you can't possibly buyers eyesaddress your home's flaws if you've grown so accustomed to them that you don't even see them anymore.

Here's a little trick that might help...

Take a few pictures of each room of your house. Be sure to take a few shots from different angles.  Sometimes photographs give you a clearer perspective because the camera tends to pick up things we might not otherwise notice. Take a few pictures in black and white if you can, as this might give you a somewhat different perspective as well. Don't forget the closets, garage and basement - these are selling features of your home too.

Now really study these photos. Does your house look as good as it possibly could? (Keep in mind that some of the very best improvements you can make to your home cost little to nothing). If you were a buyer looking at these photos, would you be impressed? Are these pictures you want posted on the MLS and on other real estate websites, knowing at least 80% of buyers start their home search on-line?

The more honest you can be with yourself about the condition of your home, the more successful you will be in selling it. YOU might be able to overlook your home's flaws but your buyers won't.

And that's exactly why home staging was invented! Your local home stager can help you identify and prioritize the things that need to be done to present your home in the best possible light. And don't worry we're not like those mean ladies on HGTV (at lease most of us aren't). No doubt those programs provide good entertainment but that's NOT really what home staging is all about!

I also take photos and find sellers notice things their eyes no longer see otherwise.  I'm going to try the black & white photos also and see what difference that makes.

Hi Karen, a great perspective and one that should work to make sellers be more aware of what they're trying to sell. When they take those pictures, they should also ask themselves if they would have bought the house if it looked like that when they were looking.

Karen ~  This is such great advice.  It is so easy to simply look past those pesky decorating fauz pas because we see them everyday and have become immune.  Taking pictures to then review is an excellent idea.  Had to lean . . .

Karen ~ Having the buyers look at their home through a photo is really the best way for them to understand how their home actually looks.  I like to use home photos in my staging reports, so a seller will understand what needs to be done.  Great blog.

Karen, great lob.  I'd like to add that asking a good friend to come by and give suggestions is another avenue.  Maybe ask for one or two suggestions from the friend - what would he/she suggest, what is his/her impression.  My last house, I asked a fried to come over for just that reason.  She had a simple, but effective suggestion - she thought that my "pot shelves"/ledges were too cluttered.  So, I grabbed the ladder, took down a few things (which I had thought looked okay) and sure enough, it looked "sleeker, cleaner, less cluttered.

Very well stated. Photos will, or at least should, help the seller be objective. Although I personally feel the phrase "objective seller" is an oxymoron.

Hi Karen, I just commented on this same post that was reblogged by Juli. I have to tell you this is wonderful advice!  Those photos tell sellers a lot.  I know this because I have practiced taking interior shots in our house and there would be several improvements needed before placing it on the market!  Selling a home is much different than living in one!
