What I Learned About Home Staging in Las Vegas Won't Stay in Vegas!!!

What I Learned about Home Staging in Vegas Won't Stay in Vegas!

I have recently gotten home from Las Vegas (after getting delayed at airports for 29+ hours) and, although I should be completely exhausted, I am, in fact, unbelievably exhilarated. The Real Estate Staging Association (RESA) Conference that I attended was inspiring, exciting ,informational and fun.

What more could a room full of some of the best stagers in the business want ???

How about a picture with the adorable and charismatic Mathew Finlason from the show The Stagers.

                      Interiors by Marianne Cherico

And my new friend from California , Kathy Burke of Sensational Home Staging is flanking Mathew on the left. Mathew was as gracious as could be and engaged all of us in his presentation about :Upping the Ante with Lifestyle Merchandising:A Paradigm Shift".

The premise of his speech was that television has raised the expectations of consumers when it comes to staging. We are all familiar with HGTV. But for those of us who want to bring our business to a new level, we should be thinking about "Target Staging" where we dial in a specific Buyer.

Normally we stage to a demographic. For instance, I did a model home in Seekonk Ma that was geared to a young family with children and I tried to think in terms of a youthful design aesthetic. So I took the lead from the architectural features that the builders had chosen, with its sleek modern lines, chocoloate brown cabinets, glass tile backsplash -and added pops of color throughout the home, lively and fun for a growing family.

But what Mathew is saying is that we should think about designing by first creating a very specific Buyer profile. For instance, I could have taken this same home and decided that the house consisted of 2 hard working parents that worked full time and took turns carting their 7 year old daughter to dance class that she was passionate about and their 6 year old son who loved the Red Sox and baseball.

Each of the parents loved to unwind in different ways. The Mom got up at 5am and did yoga and the Dad loved to have his friends over to watch football and golf.

I could elaborate further but you can see the possibilities. Maybe I could have a lovely yoga mat with books on meditating placed strategically. I could decorate  the children's rooms with things that they specificaly like and the Dad's man cave would be suited to him.

Although I think that I captured a specific young girl in this picture, Mathew has inspired me to delve further and to be ultra specific. This is what will set us apart in our business.

Other bits of inspiration that Mathew passed along were: Neutralize-don't Sterilize and to "add the unexpected in your design". Buyers, he says, are suffering from neutral fatique.....create their dream!

So what I have learned in Vegas is coming home with me to Massachusetts and Rhode Island where  I am going to make it a goal to make the homes that Interiors by Marianne Cherico  stages and decorates to be the ones that Buyers and owners will love to be in!

Thanks for the inspiration, Mathew!!! Let's raise the bar!!!

And a special thanks to Shell and her team for all their hard work making the RESA conference so wonderful and to Maureen Bray, Sally Weatherly and Cathy Lee for always helping and inspiring me on Active Rain....I have been so blessed by you and your generosity of spirit!

Marianne,

What a great post and glad you got your picture taken with Matthew!

I love the bedroom, too.  It exemplifies staging expertise.   Neutralize, don't sterilize will certainly take off.  It takes a professional stager not to overdo or underdo.

The buyer just wants to fall in love with the home!

Marianne, Congratulations on being featured! I loved your post and thanks for passing on insightful information from the RESA Convention for those of us that couldn't attend! Like others have commented on I love, "Neutralize don't sterilize" and by the same token, don't over do it and make it look over decorated - I cringe when I see towels tied up in bows with flowers coming out of them and a million vignettes throughout the home - I don't think buyers are "buying" it - pardon the pun!

Marianne - Arriving late to this party!  That was so much fun hanging out with you at RESA!  Sorry to hear about the long journey home, but glad to hear you were invigorated.  You totally "got" Matthew's message.  Although he works with kabillion $ properties, we can take his suggestions and apply them to our own market.  Love the little girl's room - Matthew really has shaken the staging world up to "be better" - again!

Sharon-Great to hear from you-I wish that you were there! Next year!!!

Beverly- Thanks so much-I appreciate your comments. I was determined to get a picture with that adorable Mathew. I have been a huge fan of his design aesthetic. He was very gracious!!!

Kristine- I agree that the staging "tricks" of yesteryear are changing. But I think that interesting vignettes that tell a story might be a a great tool. I love reading your posts too. Maybe I will see you at the convention next year? Hope so!

Sally- Miss Sally YOU were one of the HIGHLIGHTS of the convention for me! I have been meaning to let you know that since I got back. I am working on a couple of things but will have my goals to you w/in the week. Thanks again for the info on Wordpress. Let's inspire one another! xxoo

Marianne, congrats on feature. I love the title too. Mathew's "neutralize-don't sterilize and add unexpected" reminds me one of very successful Realtors in my area who usually sterilizes her listings. She says 'I like sterile look'. I will send her your post. You picture is a great example of creating emotional connection to the house.

Marianne, it was really great to meet you.  You are every bit as nice in person as you are on Active Rain! I took so much away from the conference as well, and found Matthew's key note very insightful.  His idea of researching the demographics of a neighbourhood and staging it to that market makes a lot of sense.  Looking forward to seeing you next year!

Hi Marianne!!! I am late to the party but...

So glad you had a great time at RESA 2011. Wish I could have been there to meet you! Isn't it great when you get inspired all over again? I think that is SO important in our busines as we are mostly solo-preneurs without a lot of opportunity to network and get re-energized. Thank you for posting this and look forward to more!

Hi Marianne, thanks for sharing your visit to RESA convention here on AR. Matthew is a super star when it comes to staging. Always creates a feel to a home which suits his marketplace. No boring, neutral presentations. Using artwork is fundamental to creating a personna for a home and Matthew is the king at using artwork when staging a home.

Hi Marianne!!! I am just catching up now...I didn't make it home until Saturday!!! I am not complaining...a few extra days in Vegas suited me just fine!

I think Wanda hit the nail on the head too about telling a "story" with your staging. I liked how Matthew used that as well.

What a blast!!! I am so glad I got "stuck" with you guys...LOL!!! What an awesome time...our table rocked!!!!
