An Open house is a valuable part of the marketing process. It gives prospective buyers the opportunity to view your home in a low pressure atmosphere. Fot that very reason, I recommend you plan to be out of the house during this time.
Many open houses are held on the weekend afternoon when more potentials have the time to look at homes. This may also be a good time for you schedule a fun family outing.
Buyer may often feel uncomfortable speaking candidly or asking questions in front of the current owners. It is very important for buyers to be able to picture your house as their dream home, and thus are more likely to do that if you are not present.
Avoid cooking any foods that have strong odors, such as fish or cabbage prior to the open house. A good idea in fact would be to brew a fresh pot of coffee or even bake some cookies to leave a pleasant a,d welcoming aroma in the home.
Removing personal photos can further encourage buyers to see the home as their own. It should go without being said the home must be clean and appealing as possible.
