I received this email recently from a client asking some great questions about a property. Since I have had similar questions asked of me before, I thought I would post some of the responses on my blog for others to view as well!

The Average Utility bill questions is asked quiet frequently. I'm always a little skiddish to get this information for a client because of one main concern. The amount of electricity, water and gas used is really determined by lifestyles. If currently there is a single person living in a home who happens to work alot of hours outside of the home, their utility bills will probably be pretty low OR on the flop side of that if there is a family of five living in the home and one of the parents stays home all day, my guess would be they would use alot more utilities!
So when you are looking at the current utility bill REMEMBER that we are NOT always comparing APPLES to APPLES!!
In Central Louiana we have two main electric companies. In the Pineville area and outside of Alexandria we have CLECO1-800-622-6537. Inside the city limits of Alexandria there is the City of Alexandria Utility Co. 318-441-6310. I have been told by many that CLECO is much less expensive than COA, in part because COA gets their electricity from CLECO.
If you are interested in purchasing a property and using a real estate agent, the Listing Agent can usually contact either utility department and have them fax over a 12 month average of service.
If you are not using a real estate agent, you can ask the owner to provide you with copies of their past 12 months utility bills for you to review.
In the Alexandria area you receive only one bill from the City of Alexandria Utility Co. which includes your Elec,Water,Sewerage, Garbage pick-up and Gas Service.
In the Pineville area you will receive between 2-3 bills, depending on whether or not you have gas service. You will receive one bill from CLECO for electricity and one from City of Pineville for water, sewerage and garbage pick-up.
