If you're considering selling and making a move to a nearby neighborhood or building a new home-Now might be a great time to get your home ready to sell. You will want to make some calls and interview who will do the best job if you decide to list your home.
Choosing the right Real Estate Professional is one of the most important decisions you'll make in selling your home. When you interview a real estate professional for the job of selling your house, here are some things you should ask and watch for:
- How long have they been in the real estate business?
- How long have they worked in your area?
- Are they Full-time or Part-time?
- How many homes have they sold in the past year?
- Are they an Area Expert? Are they a Neighborhood Expert?
- What is their coWill you be working directly with them or an assistant? How will they market your house?
- Can they give you a written Strategy of how they plan to market your home step-by-step?
- What is the commission?
- Can they give you references?
- Can they get you a CMA (Comparative Market Analysis)? This will tell you what comparable homes in your area are selling for.
- Watch out for a too optimistic selling price for your home. It's not common but some agents might tell you what you want to hear just to get you to hire them. Over-pricing your home will seriously hurt its marketability, it'll take longer to sell and after wasting time waiting for it to sell you'll probably end up dropping the price much lower as it sits and gets stale.
- You will be signing a listing contract with the real estate professional you choose, find out what the length of the contract is and the terms before you sign, also do they offer a satisfaction guarantee? Is there a fee for canceling?
