As I tell many first time home buyers: The best time to buy a home was in 1972; the second best time to buy a home is tomorrow!
When you explain to them the low interest rates (60 years) that have not been seen in my lifetime; the volume of homes currently on the market; and the 35%-70% haircut from 2005 market top pricing; they should get it....
Moreover, how is your excitement for the market? Are you Debbie Downer or Excited Edith?
