Third Party Information ...

In MA a home inspector is not liable for the accuracy of third party information.  The home inspector is obligated to pass along third party information to their client.  Here are some of the comments I have had to pass along.

They told the home inspector...

From the owner of a beautiful 7,000 sq. ft. home as he greets me at the front door.  "Welcome to the money pit".

From the owner and builder of the home.  "I built this house without a plan".   Just so happens that he tells me this while we are in the basement between an excessive span of the support columns. (lots of fun on this one)

From the tenant occupying the home.  "I can tell you that no repairs were done without a 30 pack".

From the condo neighbor.  "Are you here for another assessment?  How much is this unbudgeted repair going to cost?"

From the couple watching me inspect their roof.  "I want to tell you that this is the first time we have ever had water in the basement".   I guess they figured I could see where the water was penetrating the roof.  Showing the potential buyer the saturated walls and extensive mold growth didn't really fit with the first time leak story.

From the owner of 40 years "We've never had a fire".  As I am looking at the charred rafters, charred sheathing, and repairs to the burned areas.

... the tricky part is getting out of the middle and finishing the inspection ...

From the listing agent "Make sure you do not let the dogs loose".   About an hour later "Can you help me get the dogs back"?   Of course I helped, I like dogs and it was a nice day for a run.  I am only obligated to disclose information to my client.  I do not know if they told the seller about the dogs.

So many more, but enough typing for now.

Hi Jim, I can understand a disenchanted neighbor or tenant's comments.  But the owners are shooting themselves in the foot.
