Don't Let Your MLS Photos Scare Off Buyers!

A few pics I've seen recently on the MLS have made me cringe . . . and I'm pretty sure they do the same to buyers!

 My first thought is: Would you want to BE in these rooms, let alone LIVE in them? Shouldn't the goal of photos of any house for sale be to pique the interest of buyers, not scare them off? Home sellers need to be told to clean up and de-clutter. If they don’t, the agent must warn them that their house is not going to get the calls and the traffic it should, since it’s well-known that 90% of buyers today search the internet to find the houses they want to see before they call an agent.

 And, if you’re an agent taking photos, pay attention to what you’re taking photos of! Always take a good hard look at them on your computer screen: often, you will notice a lot more drawbacks in a photo than you did "in real-life."

Although with these photos, it’s hard to imagine NOT seeing how bad the rooms look when you’re standing in them!

 

A few basics before you snap shots:   

1) Toilet seats should always be down; bath mats removed.

  2) Remove personal hygiene and cleaning products.

 3) Take down family photos.

 4) Remove all that clutter!

 5) f you have towels anywhere, make sure they’re hung either neatly on a towel rack or rolled up next to a Jacuzzi, not left lying on the floor, draped over a shower curtain rod, etc. And make sure they look clean!

 6) Speaking of towels, remove all dishtowels – they just never look classy, plus they look like clutter and remind buyers of work (hey, does this place even have a dishwasher?)

  7) Remove laundry/clothes/shoes that are visible in open areas. Stow away in baskets and hampers that are out-of-sight in closets or under vanities.

  8) Clear floors of all small items.

 9) Beds need to be MADE, pillows fluffed, and there should be at least two layers of pillows to make the bed look comfortable. If you don't have a headboard, add one large horizontal picture or two or three smaller ones that span the width of the bed to make it the focal point it usually should be in a bedroom. 

               10)   Move everything off the fridge and on top of it.

               11)  Pare down your kitchen counter appliances to an essential one or two, such as the coffee maker and toaster. Remove knives as well, not only because they look unattractive but for safety reasons. 

                 12) Remove unhealthy-looking or tiny plants. Remove fish bowls (and other containers with little critters) from kitchens and bathrooms, especially, and make sure there are no pets or people in your photos.

Oh my!  Those are terrible!!!  I love posting blogs with funny pics like that.  You would think that the Realtor would see this as they were uploading the pictures!

I really wonder who's more stupid, the seller or the realtor taking those pictures? What would make anyone think those are advantageous? I would be embarrassed to let people see that I actually live like that.

I do see some rough photos on the MLS but nothing is as bad as lack of photos, maybe.

JAY! YES, there ARE things worse than lack of photos -- isn't this proof?! Please, make sure the photos don't make buyers run the other direction! 

Christiansen team -- glad you got a kick out of these! I'd like to see I did, but I was so flabbergasted, I couldn't resist posting. I agree 100%, can't the realtor SEE what he/she is taking photos of? Are they in such a hurry they don't bother to look?

Lyn -- of course, me too!

Monica -- YES, I'm ashamed to say it is. About as disgusting as it gets, huh?

Amy, it makes you wonder what people really see when they are at home. If the person taking the picture is too embarrassed to suggest making some changes, would they not also be embarrassed to post them?

Wow, proof positive the need for home stagers is alive and well, even to just de-clutter! To have a photo of a neat and clean home to entice buyers seems pretty basic to me, but...

I recently contacted a realtor with a listing similar, but not nearly as bad, and she contacted me back! We'll see where it goes...

Unbelievable.....imagine seeing these and then do you really want to see this "crap" in person!!  The bath with the "hanging paper" looks to be a great bath...if staged and photographed correctly.  WOW is right!!

First I can't imagine how people live like this.  Second, I can't understand why an agent would post these photos.  I refer to these as "clidk-off" photos, because the moment you see them you click off that listing and go on to the next.  I agree, great opportunity for home staging.

Veronika -- you're right! Good idea . . . but these weren't in my local area, so not a job for me. 

Craig -- I would think the homeowner should be the one who is the most embarrassed. How could an agent NOT remove the hanging toilet paper and shut the vanity door . . . I hate to say, I think the agent was as much at fault as the owner in this case. An agent's job is to take decent photos and TELL the owner that they need to clean up their property if it has any hope of selling. Otherwise, marketing is a waste of time . . . or the house will sell at a much-reduced price.

Peg, like Veronika, great idea -- and good luck with getting the staging job! These properties just scream they need a stager!

Kathy, yes, that bathroom is really a nice one, but could most people look past this shot? 

Janet -- I wouldn't want to come home to a house like this or live here, either. Love that term, "click-off" photos, absolutely. And I would never hire an agent who thought this was acceptable marketing.

Pretty awful pictures - the sellers certainly did not get good counsel, or photos, from their representatives.

Unless the bathroom is spectacular, as in a Master Suite, or a really great renovation, I don't use the "commode" shots at all. Most people expect a bathroom with a toilet. Just a rule of thumb for me...
