The Pinellas County, Florida housing market statistics for December 2010 are in, and the news is mostly positive. For those not aware, Pinellas County is where the cities of Clearwater, St. Petersburg along with many of the best beaches in the country such asFort DeSoto, Egmont Key,  St. Pete Beach, Clearwater Beach, Sand Key, Madeira Beach, Treasure Island and many more are located.

The best way to compare single family housing statistics is to compare one month with the same month from a year ago rather than from one month to the next. This is due to numbers being skewed by holidays and seasonal differences.

Comparing December 2010 with December 2009 we find the number of single family homes for sale increased 3%, while the number of homes under contract increased 25.5%. The homes under contract normally become the future sold homes, so there are some bright signs for the not too distant future. Finally, the number of homes sold in December increased by 8% year over year, also a good sign.  Overall the housing statistics for Pinellas County are quite positive. As we go through a few months of 2011 we will see if the sales continue.

Of course after the rough winter in most of the country, who would not want to live where the beaches are so beautiful, and the weather is so nice?

There is just over 8 months of inventory, which is down 5% from the previous year, so in Pinellas County even the months of inventory is headed in the right direction.

Sales prices declined another 8.5% over the past year. The one negative for the Pinellas County Housing Market.
