Condensation In Glass Panes

As a Central New Jersey real estate agent  who speciaizes in Somerset County area, I have noticed for some time, condensation stains in multi-pane insulated glass windows. Those annoying foggy stains that are more or less prevalent during different times of the day as the sunlight shines in different positions or angles. Usually the windows are functional if they open and close properly, but there may be other consequences. Windows with two or more panes and those with low emissivity coatings depend on the "glass to glass seal" to be in tact to protect the Low-E coatings and any speciality gases within the panes. Failures such as these are sometimes due to a manufacturing defect. If a warranty is in effect, contact with the manufacturer is recommended.

Condensation In Glass

If the window functions well in that it opens and closes normally and there are no cracks in the glass and the window sash is in tac, the window can still be used. It probably has lost only a fraction of it's insulative value. As was mentioned in the previous paragraph, a warranty period may still be in effect. So I think it would be wise to contact the manufacturer immediately  so as to take advantage of the benefit of a manufacture's warranty.

Broken seals are commonly found and yes you are right, if you locate the serial/ supplier information found on the sashes themselves, many times a free replacement can save the seller money!

Find em all the time.  There are long term warranties that can save you a bunch of money if you're smart enough to look for and find them.
