I sure do. Old Bridge Estates is an 800 plus home subdivision of both detached homes and townhomes in the Woodbridge area of Prince William County. It has
  • Excellent commuting options
  • All three grade level schools are convenient
  • Shopping is within minutes
  • Major recreation facilities are extremely convenient
I started my direct mail campaign with a monthly two sided real estate report in January and had one call already - it may not bear fruit, but it is a very positive lead.

I am well aware direct mail now falls on deaf ears in many segments of the real estate industry, but it is an old, tried and true vehicle. You may want to consider it even if it is used only for "Just Listed" or "Just Sold" cards

I include market report of homes sold by address, homes currently for sale, and other pertinent informatiom, but no recipes.

Yup...I'm still an "old schooler" that purchases stamps!  I like being able to send out something "tangible"...that, and hubby works for the PO.   ;-)

Karen, I think when the market in many areas slowed, the direct marketing became less.  This might be a good time to start again and be the first to do so!  Good job!

Absolutely, Karen! You want to reach folks in your own communities, who are planning to move to a new home. This could include young families who want bigger places to accomodate their children, or retirees who are ready for a smaller, cozier home now that their kids are all grown up and out of the house. This is just as important as online marketing, even these days.

Karen I totally agree with you.  I have been mailing several communities in my area over the past several years.  The one piece I consistently send out is a list of homes that have recently sold.  I am always amazed when I show up to a listing appointment and the Seller pulls out a stack of those flyers. 

 

The key is consistancy!

Anyone here use Farmbo.com?  It combines postcard mailings with technology to show you who is actually reading the postcards.  The company mails postcards along with a website on it that is personlized to each homeowner.  Then gives you an email when someone goes on there site.  I started using it recently and it has been great to give me an idea of who to follow up with.  I like how I can customize everything to the group I'm mailing to.

I'm curious what ideas others have to customize the websites on there with information?  Thanks
