Good job!  Photos are so important in the online world and most realtors don't get it...

Wow!  The original pictures are okay, but yours were excellent!  I am new to this group, and hoping to pick up some pointers for my before and afters.  Unfortunately, hiring a professional is out of my price range right now so I need to do the best I can with what I've got.

Thank you all for your posts:

Lee, I will be bloging the results next week about my class and I will be happy to share. we have already added a second 'on-site' class to show how a home can produce different challenges from room to room in regards to lighting.

Kathy, for me the camera was greatest expenses. I not only use it for business, but I also use it for photographing my kids. its has become quite the hobby. you don't have to spend big $$$ on a camera setup, but the knowledge of your equipment is very important

Thank you,

Matt Dunshie-Realtor

Reading the manual can be boring but is a must!  I look forward to seeing more of your posts about real estate photography. So many options, so little time!

Hello everyone, the class went great. We had about 18 people show up for it.

This class was part 1 of a 2 part series.

Part 1. covered

I provided information on the basics of lighting and easy and creative ways to create better lights with the use of your built in flash or external bounce flash.

also, while I would recommend rushing out and buying a D/SLR camera, a super wide angle lens, bounce flash, tripod, ITS NOT NECESSARY! Many of US in this group have such cameras, most do not and its not realistic to upgrade. point and shoot cameras work great.

What we should focus on:
1. the angles of the shots, and WHAT we are shooting.
2. Take LOTS of pictures, dry different types of lighting.
3. play with your cameras setting adjust the ISO or your sunny, shady, cloudy settings on your camera. your shots will be dramatically different.
4. rotate your photos on your listing periodically to freshen up your listings.
5. put different photos on your flyer's than the mls.
6. put tons of photos on YOUR website. give buyers a reason to visit.

Part 2 will cover
The next class will be 'on location' to actually address lighting challenges and shot selection. Everyone is encouraged to bring their cameras and tripods.

Amazingly enough, you could probably even show their photos as an improved version of somebody else's. I've seen some absolutely terrible listing photos. One key though is not to make the home look 200% better than it will be in real life. Your photos show better what the Buyers will really see. Some people make a dump home look like a model home and sometimes it can be deceiving. By the way, what are the "rules" regarding improving photos with image editors? I've seen some listing photos that were obviously manipulated: the sky is bluer than it possibly could be and the grass is much greener than it is in reality, not to mention the photos that appear to be "glamour" shots, with that feathered glow around the edges...

Benjamin,

I agree with the photoshopping. photos should look natural. I generally adjust the contrast and light settings if needed.

I dont know think there any violations that would apply, as long as the property was actually the one thats for sale.
