I like # 1. There are a few agents in our market who advertise this and it seems to work for them. One agent said he has only had to buy 2 homes over the years. I believe he got the idea from Craig Proctor.

Hi Dick and Sandy, pricing is such a tough issue.  I do think you have a concept that price determines potential buyer interest (or lack of) and interest determines speed of sale.  Putting your resources behind a guaranteed sale is a brave move.  Kind of like a balance scale to make sure you have the right price point.
