When we meet a new buyer we have a conversation about the process of buying a new home. A few of the many things we talk about are the timeline, what to expect, prices, and the fact that all communication is Realtor to Realtor. They will never talk to the sellers or the seller's agent.
Mark was a referral from a recent client. He had purchased and sold close to 10 homes in his life. He was anything but a first time home buyer. We thought that it might be insulting to have that conversation with him so we didn't. I kinda wish we did.
We showed Mark 3 houses. House 1 was perfect, house 2 was BLEH, and house 3 was awesome but way over priced. Mark wanted to see a few more next week and then he would make his decision. We shook hands and parted ways.
Amanda got a call this morning from the listing agent on house 1. After we parted ways with Mark, he decided to drive back to house 1 and talk to the sellers himself. He asked them a bunch of questions, told them he loved the house, AND THEN HE MADE THEM A VERBAL OFFER!
The sellers said that all communication should be through the Realtors. Mark said that he was going to get back with us later in the week and write an offer, but wanted to see if he coudl verbally put a deal together first. We have done a few deals with the listing agent and her and Amanda shared a chuckle, but still... don't ever assume. You know the saying. :)
