I know, I know.  It's the last day of January 2011 and I'm just getting around to posting the most recent market activity for single family homes in Bristow's community of Kingsbrooke.  The Bristow, Virginia market has been full of activity, and we'll see that reflected here.  Of course, comparisons will be made to last month's report, November 2010.

KINGSBROOKE SINGLE FAMILY HOME ACTIVE LISTINGS

5 Active Listings 

 

3 Short Sales, 1 Foreclosure and 1 Regular Sale

High List Price was $414,900

Low List Price was $250,000

Average List Price was $310,960

There were exactly the same number of active listings during December as there were in November.  Naturually, there are a variety of styles and size in Kingsbrooke single family homes, so individual market analysis is also the best thing to do before placing your Kingsbrooke home on the market. The high list price was only $5,000 lower than it was in December, but midway through the month, that regular seller withdrew their listing from the market.  The low list price is $25,000 lower than it was in November and the average list price is nearly $34,000 lower.  Short Sales dominate the available inventory, unlike last month.

Average List Price at Time of Contract was $389,000

Average Marketing Time was 67 Days

There were 75% fewer listings under contract this month than the month prior. That makes the high, low and average list price at time of contract and marketing time the same.  So for now, we'll just compare averages.  The average list price at time of contract is up over $41,000 since November.  So is the average marketing time up nearly an entire month more since November.

KINGSBROOKE SOLD SINGLE FAMILY HOMES

2 Listings Sold

1 Short Sale, 1 Regular Sale

High Sold Price was $402,000

High Marketing Time was 81 Days

Low Sold Price was $360,000

Low Marketing Time was 21 Days

Average Sold Price was $381,000

Average Marketing Time was 51 Days

Since there were no sold listing in November, seeing two sold listings for December is a treat.  An average sold price of $381,000 seems to be right in line with what we'd expect in a medium sized Kingsbrooke home.  And the marketing time of 51 days is not bad at all.
