Do you send out postcards? I do! I've always enjoyed sending out postcards because I get such a good response from them. When someone calls you and says, "That was the most beautiful/useful postcard I've ever received," you know that you've made an impression, and that impression often comes back in the form of business. Recently I sent out "Just Listed!" postcards for my recent listing, and today I got that call. As my marketing guru often tells me, "If everyone is doing something, do something else," or "If no one is doing it, do it." Since I don't know many people who send out postcards — they I do, and it always seems to work. Along with "Just Listed!" postcards, I like to send out "Just Sold!" postcards and monthly postcards with useful information on them — tips and tricks to stay safe in our homes or maintain them easily. My monthly postcards, which I do here in the office, also have a URL link to my ActiveRain blog. Even though NAR and all the other Realtor associations continue to cite statistics that say anywhere from 70-95% of people start their buying and selling online, that still leaves 5-35% who start somewhere else. That's great they're working for you. I like post cards also and sometimes combine a Just Listed with an Open House announcement. Sort of a two-fer. If people attend the Open House and mention they got the post card, I automatically know they live in the neighborhood and think listing.

Jim --- any good marketing technique is done on a consistent basis will bring good, consistent results over time. Glad this "back-to-basics" concept is working so well for you. As for your marketing guru's advice regarding doing what others are not, I believe that too!
Jim - I send out at least 100 postcards per week (so far in 2011 - 1052) and they work if you get sending them in a series.
Hi Jim, I send out Just Listed and Just Sold postcards. I get them from Sharper Agent who I use for flyers and what-not. They are awesome and very reasonable.
Good evening, Jim. I agree... though most home buyers use the Internet to find a home, that also means some don’t. I read that only 2% of homes are sold through an open house. While that’s a small number, it’s still 2%! Which implies that if you have 50 buyers visit the home, one will make an offer.

I've resisted sending out postcards because I'm so picky (my graphic design and editing background) that I know I'll take forever to make them just perfect. But I have a nice listing that sold quickly, so I guess I'd better give it a shot.

I limit my postcards to those who use my services. I get a lot of Real Estate homes for sale, homes just listed, and homes sold all the time. I don't think of these people when it comes to selling my home, it's the names and faces I see over the years in all the different places that determine who will sell my home.
I do remember the card I got from my agent after selling my home though!
