Real estate heating up in Chicago ILThe Real Estate market is heating up folks.  

We’ve had a flood of new clients recently, and when we are putting in offers, just about all of my clients have been involved in multiple offer situations.

 

 

 



many bids on homesIn one offer yesterday - we were up against two other bids.  In one today - again, two other bids.  And I found out that both of those bids (on a discounted short sale property) were over list.   Seller will sign whoever has the best, best and final offer.

So -- if you are a home buyer - don’t assume that just because this is a buyer’s market (which it certainly still is) that you won’t get involved in a multiple offer situation where you might have to go above list price, to purchase the property (if the value is still justified of course.)

Banks or listing agents can deep discount a property, just to engender competitive offers - in an attempt to get people excited and maximize the purchase price (which of course - is their job - to maximize the price for the seller.)

same sideAs as buyer - you need someone on your side, who has a background in competitive intelligence (rare.... I may be the only agent in the USA with that background), and who is a Certified Negotiation Expert -- in order to assure that you don’t overpay, and that you don’t lose out on a property that you really like (as long as you are over-paying!!).   

Using competitive intelligence techniques, I can usually find out where the other bidders are at - which gives you a HUGE negotiation advantage -- verus NOT having that crucial information.  

You are TOTALLY in the dark, without that information, and might over or under bid by $20,000 or more.  That is the cost (or more) of not having good intelligence.  Can you afford to be without this information?

Home buyers will be coming out in even greater force, after the Superbowl.
