Don’t be Scared – Your Real Estate Team will Protect You!!

The news reports, your friends, family, co-workers and just about everyone else says it.  It’s a scary time to sell a house right now.  It’s even scarier if you HAVE to sell your house.  Interest rates are up, foreclosures are up and days on the market are up.  Is the hype all true?  Are you doomed to fail at selling your house right now?  I’m telling you that you’re not – that I’ve seen first hand that properties are still selling quickly.

It’s all about teamwork.  The Realtors, homeowners and Stagers working together can put up a victorious battle against this declining market.  It begins with the homeowner choosing the right individuals and everyone coming together to put up a united front.  It may sound a bit dramatic – but it’s true.

My most recent example:

Washington, DC - I was contacted by a homeowner who was referred to my by her Realtor.  I hadn’t worked with him in the past – but we had spoken on the phone several times.  I met the homeowner at the house and did a walk-through with her.  (It was vacant) She pointed out some of the improvements that they intended to make before it went to market.  She was also very frank about what they liked and didn’t like about the property.  She communicated what she thought the Staging challenges would be.  We spoke of the Staging timeframe, costs and just about everything else.  We had great communication from the start, and I think it was key to the success of this project.

The homeowner listened to me, listened to her Realtor and followed the suggestions given to her by the professionals that she chose.  The property was Staged and listed at the price the Realtor suggested.  It was under contract in 9 days.  The homeowner and Realtor communicated that Staging was a big part of its quick sale.  I told the homeowner that, although I appreciated the compliment, she deserved the majority of the credit.  She was the one who picked the winning team, and listened to the professional advice when it was given.

Will every home sell in 9 days?  I wish I could say yes…  But doing what it takes - even if it’s slightly painful and hard to swallow - in today’s market (condition, price, and marketing) is your best shot at getting your house sold.  Getting the right real estate team behind you is the key to its success.

Heather I could not agree with you more. If they all would listen to the professionals homes would sell much quicker.

Thanks for your comments, Dan and Rosemary.  I guess it doesn't matter where you are - east coast or west, Stager or Realtor, we all have the same obstacles.

Of course, communication is key, as is cooperation!  And all three parties (Realtor, homeowner, and stager) MUST be on the same page!

Great story Heather, I am inspecting too many empty homes that have been sitting 6 to 9 or more months.  Every now and then I'll see a home that has been staged and the difference is amazing.  Now, I'm usually seeing them after a buyer has chosen the house.  The ideal would be to have a pre-listing inspection and staging.  But alas some times I daydream...

Bill - It's great to hear from you again.  It's nice to have some comments from the great home inspectors out there.
 
P.s.  Opps - I guess it was 6 days from Staging to contract, not 9.  My bad : )
