FHA will require the home to be sound and safe. This is a partial list to consider when previewing homes with an FHA loan in mind.
Site Hazards such as household trash, paint cans, toxic substances laying around the property
Excessive hazards from smoke, fumes, or noise from neighboring properties
Large storage tanks of flammable liquids (over 1,000 gallons)
Septic systems wtih obvious signs of failure
High voltage towers in the fall distance
Bad grading with water pooling under or around house
Obvious signs of dry rot or insect infestations
Large foundation cracks
Pier and Post foundations with obvious unevenness will require inspection
Water damage in bathrooms or kitchen (requires inspection)
Blocked access to crawl space or attic (appraiser must inspect)
Evidence of deterioration of roofing materials (appraiser will require 2 year roof certificate or replacement)
Water heater must be working
Home must have an operational permanent heat source adequate to heat the entire dwelling
Wood stove as primary heating source is not allowed, permanent heat source must be installed
All plumbing fixtures should be operational with no leaking faucets, toilets, etc.
No exposed electrical wires in living areas, If wiring has been modified, appraiser may ask for an electrical inspection and certification
Appliances must be present and operational (minimum of a range/oven)
Broken windows or exterior doors, holes in wall, missing locks
Security bars with no quick release
Blocked accesses (doors, windows)
High decks with no railing
All peeling paint must be removed and surfaced repainted on homes built before 1978 (possible oil base paint)
Dangerous, dilapidated outbuildings may require repair or removal
Pool water must be blue with functioning pump
