It happens every Tuesday just like clockwork.  The agents of American Way Real Estate form up in a long caravan train and head out.  Where are we going?  We are off to tour the newest homes for sale in the Cookeville real estate market.  We won't be touring just any old homes; this VIP treatment is reserved for clients who list their home with an American Way agent. If you live in Putnam county, or within 15 miles of the Putnam county courthouse, then you are eligible for our caravan tour.

Now, you may be wondering "What's the big deal"?  Well, I'm glad you asked.  Think of the American Way caravan as your home's grand debut into the Cookeville real estate market. First and foremost, these agents are coming to see if your home is a match for any of the buyers they are currently working with.  Secondly, this gives the agents a chance to become familiar with your property for future reference.  If the phone rings the next day with a buyer asking about your property, all of these agents will be able to describe your home in detail and answer any questions the buyer has.  As you can imagine, it's very important to make a good first impression on caravan day.

So, How do you impress these guys?  In order of importance:

1. Be priced appropriately. These agents look at homes every day, and they know the Cookeville real estate market.  You do not want them remembering your home as the "overpriced" home.

2. Make sure your home is neat and clean.

3. Make sure your home smells great!

4. Consider setting out some treats with a note for the agents. This encourages them to linger a bit longer.  It's sneaky, I know, but if it works.....

Don't underestimate the importance of caravan. On average, each agent has at least 4 buyer clients at any given time. When this many agents come to tour your home, it can result in showings the same afternoon or the next day.  Not all companies offer this service, but American Way agents are out touring new listings every Tuesday.
