The Danger of CTM eContract and others.........

"By the way I just signed the inspection notice and sent it back to you"  You did what?  "That contract you just sent I signed and sent it back, wasn't I supposed to"?  NO!!!!!!! You just agreed to fix everything the buyer requested...........

Has this ever happened to you?  If it hasn't count your blessings.....  We are finding by the time some buyers and sellers get to the inspection portion of the contract to buy and sell real estate they have signed on line so many times they are not taking the time to slow down and ask questions and completely read the portion of the contract they are signing.  So when it comes to the inspection, we are not sending the live "e signature" portion of the contract, only a PDF version so they can't sign it until we are sure what the seller or buyer wants to agree to. 

Thank goodness that the agent was extremely understanding and had the buyer sign a new copy of the inspection notice so it all worked out.  But if the agent wanted to I think we could have had a big problem.

I just took a class on econtracts and my head is still spinning. I started with getting my signature and my logo uploaded. :-) There are so many possibilities and with those also come the danger of mistakes. I have noticed that buyers 'just' sign. Heck, I have done it before and just lucked out that the deal didn't go south. Thanks for the post! Glad it worked out with the other agent.
