I have been gathering the tools to launch a property management service in Denver.  About 5 years ago I acquired a rental property to experience property management for myself and to save for my kids college by having tenants pay down my mortgage.  I have had only one month vacancy in 5 years!  So, I now have the leases, security agreement, bank accounts, and resources to manage properties.

I think I can help people who may be unable or unwilling to sell their home and may want to lease their property instead.  I have a network of contractors who can do the work on things that need fixing.  I have a recruiting/HR background that helps me with selection of tenants and managing them if needed.  I also have the real estate experience to do this.

Good luck on your endeavors.  Be careful.  Having success on just one property does not a property manager make you.  I've got 35 that I own/part own, over the last 4 years.  It is only over the last year that I can now say, yeah...I own this business.  1 is easy my friend.  Again, not saying you can't do it but numbers are the game in this business and variety as well.

Find a good local mentor and start asking questions.  

Find an attorney.  You will have evictions once you pick up more inventory.
