Yes, it is true. These programs do exist....the "borrower" enters a sale/leaseback agreement with a hedge fund. The borrower gets the benefit of the cash flow of the property...while the hedge fund gets the appreciation. Everyone wins. These programs are available for properties worth $2M or more...the best fits are for properties worth $10M or more.

The properties MUST be cash flowing to qualify.
