FOR SALE BY OWNERS -FREE LIST IN YOUR NEIGHBORHOOD

I am sure some of you real estate professionals know about this site. But this is for the real estate professionals who does not know about this site. I am sure if you either Google,Ask,Yahoo or whatever,For sale by Owner,It will bring up a bunch of websites that promises to give you a ton of For Sale By Owners and you get absolutely crappy leads once you have paid like $39 or $49 a month, some even more. Well, I ran across a website a while ago that you can actually access a list of For Sale By Owners in your Neighborhood. The website is www.owners.com.  And the great thing about this website,it is absolutely free. I thought that I share it with everybody on here. Hope you get one of your next listings on this site. Good luck.

To receive your free list of "Houses for sale in Washington DC",please feel free to give me a call at your earliest convenience. Man!  FSBOs are LOW LIFE!  They hate us!  Once I listed 4 in one weekend after going to a bunch of Open Houses and proceeded to have the absolute worst month of my life!

But I think that putting this out on the Rain was a great thing for you to do!  I like your posts!

09/20/2007 10:07 PM by Patricia Kennedy (Evers & Company)

it is not finding them that is hard.  I found the approach is different.  I have done them and love doing it now.  FSBO's Rock.

09/24/2007 09:10 PM by Lanre Folayan "Buy a home in Washington,DC" (EXIT PREMIER REALTY)

For a great list of FSBO's in your neighborhood, just drive around the neighborhoods and subdivision. The signs are out there. I then look them up in the tax records...and there you have your list.

09/25/2007 10:43 AM by Paul Durry, Broker Associate, CHMS, I.R.E.S. (RE/MAX Professionals)

Actually, this site is pretty amazing and will allow you to email the sellers directly from their property listings!  Why get a list when you can email them directly!  I do this every few weeks and offer them free advice and information about selling their homes on their own!  The only thing is you must be careful to check the listing in your MLS system because a lot of them are ALREADY LISTED???

09/25/2007 11:10 AM by Michael Klijanowicz - Relocation Specialist - Baltimore & Harford County (Baltimore & Harford County Maryland - Long and Foster )

Lanre its fsboleader.com Some of the leads really are FSBO's some are listed in MLS.

Thanks!  A few minutes ago I visited a website that charges $39.99/month for a listing; quite expensive!

I am going to download right now and hopefully achieve success.

10/11/2007 12:35 PM by Dawn Staine (Exit Realty Professionals)

Michael - You are absolutely right. I called this lady like two days ago and she now tells me her house is already listed with another real estate. I am saying to myself, why in the world is her house still on the site if she is already working with a real estate agent. And can you give me an idea of what you say in your e-mail to convince them to utitlize your services? I would really appreciate it. Great post.

Dawn - Can you give me that website please so I can stay away from them in case a person calls. Thanks. Please check out www.owners.com. Much success to you.

Dale - Anytime my man. I am just doing what all the brilliant and creative minds always do to me - Educate me. Great post.

10/13/2007 06:47 PM by Lanre Folayan "Buy a home in Washington,DC" (EXIT PREMIER REALTY)

Has anyone had any success on this site so far? I have not endulge yet.. I know bad Donna but I would like to know how you did and what you did.. if you do not mind sharing!

10/13/2007 08:52 PM by Donna Whitaker - Exit Premier Realty (Exit Premier Realty)

Lanre - not only many of the listings on the site are listed in MLS, they may be already sold. They seem to never come off the sites like these. I think they keep them to show that they have a lot of listings. And if you think of calling, remember the do-not-call, or it can cost you $10,000.

10/13/2007 11:28 PM by Faina Sechzer - Princeton, Montgomery, Hopewell, NJ Real Estate Expert (Henderson-Sotheby's International Realty)

i do the same thing with forsalebyowner.com i just signed up and they send me a new list every week. I've been neglectful recentlly because I'm trying to find a new approach to go after them.

10/22/2007 08:05 PM by Eric D. Bolton (Century 21 Howard Shelf and Associates)

Thanks, I havent yet come accross this one. I can wait to see if any of them are really active...  Something to persue in this slow market of mine!

Stacee - You are welcome

Eric -Is forsalebyowner free. I am still trying to get a listing off of www.owners.com. I try to send them some thing different every week on how to help them sell their house or information of the real estate market in their area. In the subject,I put "Sell your house in 30 days or receive $1,000 at closing. Good luck with that.

Kim - You are right. Some of them might be already listed with a real estate agent. But I all of them information every week and I am going to continue to do that until I get a response back from them.

I have visited this site, and it is a good resource.  Sometimes the information is not current though, I find.  Thanks for posting this for others to share.

11/17/2007 05:12 AM by Donald Bradbury, REALTOR Bucks County PA (The Bradbury Team at Coldwell Banker Heritage)

You have to give the sellers something of value to get them interrested.  Set up a FSBO site like this:

 www.mymifsbo.com

It also captures the the perspective buyers information.

More information here.

There are a TON of For Sale By Owner Websites - I am able to send For Sale by Owners emails and set them up on a email drip campaign.

I started doing this about 5 years ago and this is now my primary market. I got so busy that I had to hire a Listing Specialist because of all the Business that we were producing from our marketing to the For Sale by Owners.

http://www.forsalebyowner.com

http://www.infotube.net

http://www.Owners.com

We have a huge list of FREE For Sale by Owner websites!

Also - if you want to know how to DOUBLE your income - I would recommend that you visit http://www.Discovery-Training.com - I do not own it - but I went to it in Feb, March & April and it was well worth the money.

For questions - call me 972-679-9029

Lanre

That is a great source of leads, if you're careful about do not call lists & are aware that some may be listed now. FSBO's are going that route for a reason: lack of money, hate agents, think they can do it themselves... you just have to figure out their reason for not going with an agent before you try to sell them on you.

11/24/2007 10:44 AM by D'Adrea Davie (Family Realty Group)

Lanre I've been using them for a while now and the only thing I don't like is the hours and hours it takes to sift thru the leads. Other than that I agree that it's a great site. Best of luck.

11/24/2007 08:30 PM by Vincent Martinez (Prudential Network of Homes)

Vincent - I agree with you too. I haven't gotten a lead from them yet. But I know that one of those FSBO's are going to get sick and tired of me and let me represent them as their listing agent. You just have to continue being a pest - in a good way.

D'Adrea -You are very welcome. I have to start working on my 2008 Business plan as well. I need help with mine so any help can be useful for me. Great post.

Erica - I agree. Sooner or later, they are going to give up and give in. Let us professionals do what we do best - Buy and sell houses. Great post.

Donald - You are very welcome sir. You are right. All of it is not current. That's why I e-mail everybody in my city and state. Improves my chances of getting more listings.

Lorinda - You are very welcome. Much success to you in converting these fsbo to listings.

12/07/2007 08:55 AM by Scott Blanchard (Mortgage Force LLC)

I no sooner read your post & I was on that site!  I just hope this site keeps up with houses that either sell or are listed with an agent.  I found 2 that were already listed & sold with agents in my area.

thanks for the great post!

Emily - Anyway.

Scott - Have you had any luck with these sites?

Dawn - You're welcome. I said the same thing too. I sometimes find houses that are either listed with a agent or sold already.

Joseph - Anytime.

12/10/2007 10:09 PM by Lanre Folayan "Buy a home in Washington,DC" (EXIT PREMIER REALTY)

Great info, Lanre.  The key is going to be the approach one uses with FSBO's.  You've got to do it face-to-face because you need to read them and their attitude.  Not all FSBO's hate real estate agents...many can't can't afford to pay a reals estate agent or think they can do a better job, cheaper.

12/10/2007 10:19 PM by Terry Iwaniw - S NJ REALTOR (ReMax Home Team)
