This neighborhood is located in the northern part of Central Austin.  It borders North Loop/Hancock Dr. to the north, Lamar Blvd. to the east, 38th St. to the south, and Shoal Creek the west.

I live here in Rosedale.  And what is special about this place is Ramsey Park.  Its right in the middle of the neighborhood and brings all of us together.  There is a swimming pool, tennis courts, a huge playground, and a softball field.  With this kind of amenity, the people get out more and get to know one another.  You walk around the neighborhood and feel like a community.  Throughout the neighborhood, there are over 1,200 homes and this area put its self on the map back in the 1860's

Fast forward 40 years and 4 nurseries made this area their place of business and home; hence Rosedale.  Large trees and foliage are witness to the dedication these young families and companies had.  

By the 1930's and 1940's, Rosedale began building homes and making this neighborhood feel like home.  So many of the homes here are built with character and charm. 

The location of Rosedale is also one an added  benefits.  Along with the medical services such as Seton and the Heart Hospital, a wide range of businesses, it also has one of the most popular pubs in Austin; The Draught House.  They have an old English pub feel, complete with 5 inch thick dark oak tables, outside sitting area covered with large trees, dart board, and excellent variety of beers from all over the world. 

A  3/2, 1445 sq. ft home built in 1948 is $269,900 ish.  Prices range from there up to $650,000 which would buy you a 4/4, 1947 remodeled 2,700 sq.ft home.
