Time for the Tour with Wende by the Bay.  Tuesday, February 1, under clear blue skies and temperatures in the high-50’s to mid-60’s, the San Mateo County Association of Realtors SAMCAR had 281 homes on tour, 70 of which were in Wende’s 6 Select Cities of the San Francisco Peninsula - San Carlos, Redwood City, Woodside, Atherton, Menlo Park and Portola Valley.  Of those 70, less than 25 were true new listings, pointing to the fact that the inventory of homes for sale continues to remain small.  What this means for buyers and sellers is that homes that show well and are priced well are selling within a matter of weeks, sometimes days, and often over asking price.  At the same time, those properties that don’t hit the mark right out of the gate often sit for several months and end up selling for 10 and even 20% below the starting price.  In facet, one of the homes on tour today has been under contract 6 times in the 10 months it’s been listed, and the price has now been reduced by almost 14%.   

19 Sargent Lane, Atherton2932 Calvin Ave, Redwood City19 Sargent Lane in Atherton, was the highest priced home on tour at $6,900,000, listed by Theresa Kerwin of Kerwin & Associates, and ringing in with the lowest price for the second week in a row was 2932 Calvin Avenue in Redwood City at $164,900 and listed by Daryl Roval, Premier Properties.

552 Eastview, WoodsideWende’s Pick of the Tour by the Bay for the week is a stunning horse property at 552 Eastview Way, Woodside, listed by Victoria Constantini of Alain Pinel Realtors for $2,659,000, originally entered the market in January of 2010 priced at $3,490,000.  Set on approximately 1.4 acres with vistas of Emerald Hills, the tastefully appointed 4400 square foot main house features 3 bedroom suites, a formal dining room, family room and study.  The converted horse barn offers the perfect guest house.

That house is Woodside looks like a really good deal from what I know of that market.  That market segment is doing much better these days ($2-3M) and the buyer pool seems to be getting bigger and more aggressive.  It'd be great if you could sell one of those this Spring.

Thanks, Bryan!  Yes, I was looking at the Woodside house for my clients, though I don't think it's going to work for them.  The part of Woodside that's east of 280 is priced a little softer.

We had a great day wine tour in the Napa region. We drove about 90 minutes north of San Francisco to the valley. Our only complaint about about Napa Valley is we didn't have enough time to see more of it.
