Weirdness is Running Rampant in Our Office...

Have you ever had one of those days...

I've been having one of those WEEKS in our office!

First, one of our owners (remember, we manage rental units too) has been foreclosed on.  Except... OOOPS... it was supposed to be the neighbor's unit, not his!  He's never missed a payment! Hmmm...

Second, my title company catches an issue on one of my short sales.  Seems that back in 2008 when my seller got divorced, the paralegal she hired to handle the documents accidentally left someone elses name in one of the spots on the deed, so now we have to track down Carlos, who is now part owner of the home, and who ALSO has a judgment against him that will now need to be paid to clear title.  Bad news... nobody knows who Carlos is and we can't find him.  Good news... the attorney that is foreclosing also didn't know about Carlos, so the foreclosure is filed wrong and they'll have to start all over on the foreclosure!  Yayyy! Delayed so I can close the short sale!

Third, one of my other files the title company found that the LAST FOUR DEED TRANSFERS have had the wrong legal description on them, so again... sale postponed, need to fix title, then close on the short sale!

And the list goes on... a seller that wants me to pre-approve a buyer THEN they'll list with me. (not sure how I find a buyer if I haven't listed the property yet... Hmmm...)

Some days I love my job... others I think about moving to a log cabin in the woods (actually, a beach cabana on a private island! :)

What craziness have YOU seen lately?

By the way... this just goes to show that consumers HAVE to have an experienced professional on their team in today's crazy market...

It's always good to have an experienced agent with an experienced support team of professionals along side them! I've seen some weird easement issues and access roads (or lack thereof) lately!

Hi Andy,

I hate the weird weeks.  Sometimes it does seem to come all at once.  Sadly Realtors don't really get to enjoy TGIF because we work so much on weekends.  Next week will get better though.

Andy, some days are just plain weird for sure... some days I am also wishing for a beach cabana, especially now as snow as taken over and made everything even more weird!

The issues you encountered just show me how sloppy work can affect things for years to come.

If you come across properties with title problems, let me know.  From 1990-2000 I did title searching and examining and know a ton of tricks for getting these problems fixed for easy and cheap. 

Last year we had a property listed that had an error in the legal description in it, I was able to track down an old owner up in Palatka and get her to sign an affidavit and quit-claim deed and that fixed the problem without us having to reforeclose a mortgage.

Have to love the "by mistake" foreclosures!  I had a similar experience a year or so ago with a condo I managed in MetroWest.  I got a call from a guy with one of those "asset protection" companies, who proceeded to tell me that he was getting ready to cut my lockbox off the front door and drill the unit's locks.  Knowing that the unit was owned by a pro baseball player who paid cash for the unit and that I paid his monthly association dues, I was confident the guy was mistaken and may have gotten a bit angry in telling him to leave my lockbox and unit alone.  The guy didn't, and I ended up wasting time getting my locksmith over to reclaim that unit after his superiors discovered their error.   I was thankful for 2 things that day, though:  glad I had a lockbox with my phone number on it on the door (or I could've arrived at the door with a prospect and looked really bad), and glad for a number of reasons that the unit was vacant at the time.  Those companies really need to be careful, and for a number of reasons- imagine if this unit was occupied and tenants returned home to find the locks drilled and that other company's lock on their door!
